We are looking for a Real Estate Asset Manager that will assist and implement fleet strategy , execute plan for existing fleet lease actions within agreed budgets, financial targets and timescales.


Key Qualifications
Minimum 5 years of work experience in Lease Administration, Real Estate Accounting or Property Management with experience negotiating commercial leases
Ability to interpret complex commercial leases
Excellent analytical, statistics or financial experience required
Excellent organizational and problem solving skills
Excellent communication skills (both verbal and written)
Must be a self starter who is comfortable working independently
Ability to multi-task, work successfully under pressure and effectively manage time and workload
Description
Primary Responsibilities
Play a key role in developing comprehensive AMR Fleet Review Plan with internal partners including Real Estate, Market Analysis, Finance, Real Estate Owned Company.
Negotiate lease actions with landlords in accordance with Fleet Review Plan. Lease actions include lease extensions, rent reviews, options, first rights of refusal and all other contractural rights. Secure internal approvals required for lease actions.
Execute lease actions in accordance with Fleet Review Plan in collaboration with internal partners including Legal and Lease Administration.
Ensure alignment of strategic lease actions with internal partners.
Work with Asset Manager Lead in evaluation of asset opportunities and optimization of expense management to improve country level and store level P&L.
Reassess AMR Fleet Review Plan every six months with internal partners.
Provide real estate services to AMR real estate teams.
Assist Asset Manager Lead to develop tools, processes and procedures for AMR Asset Management. Develop and maintain project files and documents.
Monitor and maintain critical dates, lease actions and real estate issues. Provide recommendations for any real estate issues.
Develop and maintain Landlord relationships.
Oversee financial management, planning, systems and controls.
Drive initiatives in the management team and organizationally that contribute to long-term operational excellence.
Contribute to short and long-term organizational planning and strategy as a member of the management team
Communication: Communicate between multiple departments and vendors.
Contracts and Payments: Responsible for ensuring research vendor contracts are in place and vendors are paid on time. Manage the tracking of payments and budget
Support Asset Manager Lead to provide direction to senior managers in various areas, groups and/or operations
Secondary Responsibilities:
Administrative: Manage administrative tasks such as calendar management, travel arrangements, expense reports, document control.
Real Estate portfolio: identify properties that lag in profitabilit, should undertake all the necessary activities to boost the property s value, which can include defining operational functions, performance goals and caretaker goals, should be mindful of the changing economic factors and marketing conditions related to real estate that can have an impact on property valuation.
